Position Title:  Development Project Manager

Reports to:  Family Office Development Manager (off-site)

Classification:  Full-time, Year-Round

 

JOB OVERVIEW AND PURPOSE:

To manage and coordinate a broad spectrum of on-site vertical and horizontal construction projects; landscape projects and on-mountain improvements.  Facilitate for-sale projects with home office project manager and be principle liaison between the project and operational interest; coordinate with operations team to integrate operational transition.  Represent TSV in municipal meetings and work directly with CEO and Family Office Development Manager to update and keep informed.

SUPERVISES:

Direct involvement in all construction projects both in the Village and on-mountain.  This will include direct supervision of projects; infrastructure improvements; landscape projects and on-mountain upgrades.  Management of general contractors on related projects; direct responsibility to coordinate TSV operations team with new projects; and represents TSV at all Council and Planning & Zoning meetings and public forums.

JOB FUNCTIONS:

ESSENTIAL FUNCTIONS

  • Coordinates general construction activity, monitors and reviews contractors' work as to budget and schedule plus direct activities of architects/engineers and informs development group and/or ownership of construction status.
  • Prepares cost estimates, budget updates, reviews working drawings, administers change order procedures and contractor progress payments.
  • Maintains and monitors the progress of punch-list, controls documentation and historical data regarding construction.
  • Coordinates with home office project manager on for-sale projects.
  • Principle liaison with TSV operations to ensure operational input and needs are properly implemented into all projects.
  • Is a team member with all Taos Ski Valley staff and participates in weekly manager meeting’s?
  • Attend and participate in Village Council and Planning & Zoning meetings.
  • Complies with all Taos Ski Valley policies and procedures.

OTHER FUNCTIONS:

  • Coordinates construction activity with Taos Ski Valley Property Management, Facilities, Retail and IT and provides organized documentation at project completion.
  • Maintains a positive relationship with residents, Village staff and representatives and larger TSV community.
  • Ensures compliance with all applicable laws and codes, and project standards.
  • Encourages a safe working environment and reviews with the General Contractor all required OSHA and Worker's Compensation safety and accident reports.
  • Assists in preparation and monitoring of the project budget plus capital improvement project projections.
  • Maintains ethical, professional, and courteous relations with contractors and subcontractors.  Coordinates with Village of Taos Ski Valley staff and extends the same courtesies.
  • Interfaces with design group and coordinates review and approval of pricing and consultant/construction contracts.
  • Maintains drawings, specifications, submittals, shop drawings, project files, city and/or state permits, testing reports and occupancy documentation plus update the contract documents as required on relevant projects.
  • Performs other duties as assigned.

REQUIREMENTS:

ESSENTIAL PHYSICAL ABILITIES

  • Reside within a reasonable proximity of the project to have a daily presence on-site
  • Ability to visually inspect buildings and be a presence on site
  • Ability to climb up and down stairs, ride temporary construction hoists, perform punch-lists and emergency procedures.
  • Ability to detect emergency alarms - auditory and/or visual.
  • Ability to meet highest attendance requirements.  Weekend and overtime attendance will be required as needed and in general work patterns will be typical of high-energy individual.

ESSENTIAL KNOWLEDGE AND SKILLS:

  • Ability to foresee consequences of various decision options (primarily financial and development timeline)
  • Strong problem-solving skills an ability to articulate issues.
  • Ability to read and interpret detailed construction drawings and specifications plus communicate with the operations team some of whom are less familiar with construction drawings.
  • Ability to determine time, place and sequence of operations or action to be taken on the basis of analysis of data; execute and/or report on events.
  • Ability to mediate disputes and interpret the intent of the contract documents
  • Maintains calm demeanor in emergency situations
  • Applies principles of rational systems to solve practical problems and deals with a variety of concrete variables in situations where only limited standardization exists.
  • Interprets a variety of instructions furnished in written, oral, diagrammatic or schedule forms.
  • Calculates surfaces, volumes, weights and measures
  • Reads and interprets manuals, research/instructional reports, safety rules, and methods plus procedures in mechanical drawing and layout work.
  • Excellent communication skills, both verbal and written.
  • Excellent computer spreadsheet and word processing skills
  • Diverse skill set and ability to manage and coordinate with multiple types of professional issues and personalities.

EXPERIENCE:

  • A minimum of five (5) years prior experience as either a Construction Manager, Project Manager, Project Architect or Project Engineer.  Preferable to have had experience working in mountain and/or resort environments, but familiar with work in remote areas with limited resources.

EDUCATION:

  • Bachelor’s Degree in Engineering Construction Science, Construction Management and/or Architecture from an accredited university.  An advanced degree in a similar field and/or MBA is a plus.

MATERIAL AND EQUIPMENT DIRECTLY USED:

  • Desktop PC, standard computer printers, copy machines and other office equipment.

WORK ENVIRONMENT:

  • Office environment while at the resort. Will be subjected to high alpine, outdoor environment while on assignment and/or while travelling for business as needed. Must be able to work in a fast-paced environment. TSVI is located in a high-altitude alpine environment.  Position may require travel on uneven, snow packed, or icy terrain and may be exposed to wet, cold and/or humid conditions.

PHYSICAL DEMANDS OF POSITION INCLUDE:   

  • 50% spent sitting/standing/walking in an office environment and 50% outdoors on site.
